Development feasibility reports · NSW

Free scan requires no account · Paid reports from A$299 · Delivered within 24 hours

Planning feasibility and financial feasibility in one place.

A development feasibility report answers two connected questions: is this site permissible for the development I have in mind, and do the numbers work? Most planning reports answer only the first. Most spreadsheet tools lack current planning data. SiteScope combines both.

Planning feasibility
Zone, FSR, height limit, minimum lot size, heritage, flood and bushfire overlays — pulled live from the NSW Planning Portal at the time of your scan. CDC vs DA pathway assessment. TOD and Low and Mid-Rise Housing SEPP eligibility. Development potential score.
Financial feasibility
Build cost estimates (Rawlinsons/HIA 2025–26 benchmarks), gross realisation value, profit and margin, return on cost, statutory costs (Section 7.11 contributions, Housing and Productivity Contribution, DA fees, Sydney Water), finance costs and sensitivity analysis. Founder-reviewed before delivery.

Three levels of analysis to match the decision you're making.

A free scan gives you instant planning data for any NSW address. Paid reports go deeper — with itemised costs, founder review and scenarios. Choose the level of analysis your decision requires.

Example only. Actual scenarios depend on the site, zone, lot size, frontage, market conditions at the time of report and the land price. S7.11 contributions, DA fees, finance costs and selling costs are included in full reports but omitted from this excerpt. Numbers are from a real report — not invented for illustration.

Every paid report is reviewed by the founder before it leaves.

Automated planning tools exist. What they do not do is check whether the numbers actually work at this address, at the current asking price, in the current market. That is what the review adds.

01
Live planning data retrieval
The scan pulls current planning controls for the specific address from the NSW Planning Portal — zone, FSR, height, overlays, TOD status and cadastral lot area. Not a PDF from six months ago.
02
Financial modelling
Build costs are estimated using Rawlinsons/HIA 2025–26 benchmarks for the development type. Statutory costs — Section 7.11 contributions, HPC, DA fees, BASIX, Sydney Water — are calculated from published government schedules, not guessed. Finance costs are modelled on development loan terms.
03
Founder review
The founder checks the output against the address, the asking price, and the development type before the report is finalised. For Tier 3, every cost assumption is reviewed line by line and the GRV is checked against comparable sales. For Tier 4, the founder also inspects the site.
04
Delivery within 24 hours
The completed report is delivered by email as a PDF. Tier 4 clients also receive a strategy session with the founder, scheduled within 5 business days of report delivery.

What we can and cannot tell you.

SiteScope reports are preliminary feasibility assessments — not licensed planning advice, not a property valuation, and not a formal planning certificate. Here is what that means in practice.

🗺️Live NSW planning data
Sourced from NSW Planning Portal and NSW Spatial Services APIs under CC Attribution 4.0. Retrieved at time of scan.
🔍Founder reviews every paid report
No paid report is auto-generated and sent without review. The founder checks assumptions before delivery.
📋Not licensed planning advice
Reports are preliminary analysis. Engage a licensed town planner before lodging any application or making any offer.
💳14-day satisfaction policy
If you are not satisfied, contact us within 14 days. Material factual errors are corrected within 24 hours at no charge.
🔒Secure checkout
Payments are processed by Stripe. SiteScope does not store card details. Stripe issues a receipt immediately on payment.
📁Data sources cited in every report
Every figure is labelled with its source — live API data, calculated from a formula, or a benchmark estimate.

Questions about SiteScope feasibility reports.

What does a SiteScope feasibility report include?
Every paid report includes: planning controls for the specific address (zoning, FSR, height, overlays), CDC vs DA pathway assessment, estimated build costs, gross realisation value (GRV), profit margin, statutory costs including Section 7.11 contributions and Housing and Productivity Contribution, sensitivity analysis and key risks. Tier 3 and Tier 4 reports add multiple development scenarios, comparable sales research and a founder-written conclusion.
How quickly will I receive my report?
All paid reports are delivered within 24 hours of purchase. Tier 4 clients receive the PDF within 24 hours, with a strategy session scheduled within 5 business days of report delivery.
Is SiteScope a substitute for engaging a town planner?
No. SiteScope reports are preliminary feasibility assessments designed to help you decide whether a site is worth pursuing — not to replace professional advice. Before lodging a development application, signing a contract, or making any binding decision, engage a licensed town planner, solicitor and registered valuer. Our Tier 3 and Tier 4 reports are designed to accelerate that process, not replace it.
Can I upgrade from a Standard Report to a Detailed Report?
Yes. If you purchase a Standard Report and wish to upgrade to a Detailed Report within 14 days of delivery, the $299 you have already paid is credited toward the $749 Detailed Report — you pay only the $450 difference. Email us with your order reference to arrange.
Where does the planning data in SiteScope reports come from?
All planning data is sourced from NSW Government APIs: the NSW Planning Portal (zoning, FSR, height, overlays), NSW Spatial Services (cadastral lot boundaries), and NSW SEED (flood, bushfire and heritage overlays). Data is retrieved live at the time of the scan and is licensed under Creative Commons Attribution 4.0. Every report cites the exact data source for each figure.
What if I am not satisfied with my report?
Contact [email protected] within 14 days and we will issue a refund, at our discretion, within 7 business days. If there is a material factual error, notify us within 14 days and we will correct and reissue the report within 24 hours at no charge. See our Terms of Service for the full policy.
