Six sections. Everything you need to assess a site's viability before committing.

Planning controls
Zone, FSR, height limit, minimum lot size, DCP setbacks, LEP instrument and SEPP overlays — confirmed from the NSW Planning Portal at time of report.
e.g. R3 Medium Density · FSR 0.9:1 · Height 12m
CDC vs DA pathway
Which approval route is available for the likely development type, the estimated cost for each, and a realistic timeframe based on council data and certifier benchmarks.
e.g. CDC: ~$3,000 · 20 days / DA: ~$8,000 · 55 days
Build cost estimate
Construction cost based on current NSW build rates for the likely development type and scale. Budget, mid and premium ranges shown with a recommended working figure.
e.g. Dual occ mid: $2,800/m² · Total ~$710,000
End value and profit margin
Estimated gross realisable value based on the development type and location, and a calculated profit margin against total project cost. Shows whether the numbers work at the asking price.
e.g. GRV $1,340,000 · Margin 8.2%
Statutory costs
Section 7.11 infrastructure contributions, Sydney Water fees, BASIX certificate, council levies and surveyor fees — the costs most feasibility estimates miss and that kill margins.
e.g. S7.11: $18,500/lot · Sydney Water: $1,200
Key risks identified
Site-specific risks flagged — heritage overlay implications, bushfire requirements, flood constraints, stormwater issues, easements and anything else that could affect cost or approvability.
e.g. Bushfire prone — BAL assessment required pre-DA

Best suited to buyers at the shortlisting stage.

You're considering making an offer and want to know if the numbers work
The Standard Report is designed for this exact moment — before you've committed, after you've identified a site with potential. It tells you whether the development economics are viable at the asking price.
You want to know the approval pathway before speaking to a planner
Understanding whether CDC or DA applies, and roughly what each costs and takes, means you go into any professional consultation better informed and save time on both sides.
You're comparing multiple sites and can't afford to commission individual reports on each
At $299 per report, the Standard Report is priced to be used as a screening tool across a shortlist — ruling out the sites that don't stack up before you spend more on the ones that do.

Common questions about the Standard Report.

Is this the same as a licensed planning report?
No. SiteScope reports are preliminary feasibility analysis — a data-driven assessment to inform your decision-making. They are not licensed planning advice, legal advice or a formal valuation. If you are about to exchange contracts, you should engage a qualified town planner, architect and conveyancer.
What if my property address doesn't have reliable data?
We will contact you and either complete the report with the best available data and clearly noted limitations, or offer a full refund. Some rural and peri-urban properties have less complete planning portal data than metropolitan NSW.
Can I upgrade to a Detailed Report after receiving a Standard Report?
Yes — contact [email protected] and we will apply the $299 already paid as a credit toward the Detailed Report ($749), so you only pay the $450 difference.
What happens if the report is wrong?
We offer a full refund if you are not satisfied. All reports carry clearly stated assumptions and limitations. If a material data error is identified, we will correct and reissue at no charge.
