Everything in the Detailed Report, plus four additional deliverables.

01
Full Detailed Report
All planning controls, two to three development scenarios, comparable sales, sensitivity analysis, statutory costs, risk assessment and a founder-reviewed written conclusion. Delivered within 24 hours.
Everything from the Detailed tier ($749 value)
02
Site inspection
The founder visits the site in person — assessing access, orientation, neighbouring properties, street context and any physical constraints that don't appear in planning data. Things like drainage grades, stormwater paths, and whether the setbacks are actually achievable on the ground. Notes from the inspection are incorporated into the report.
NSW only · Timing confirmed after purchase
03
Strategy session
A one-on-one video or phone call with the founder to work through the report findings, discuss the scenarios, challenge assumptions and decide on the right next steps. Bring your questions — this isn't a presentation, it's a working conversation.
60 minutes · Scheduled within 5 business days of report delivery
04
Agent coordination
If you're still in negotiation, the founder can liaise with the selling agent on your behalf — clarifying title conditions, requesting access for the inspection, or asking the questions that reveal a vendor's motivation. Handled as part of the engagement.
05
Professional introductions
Direct introductions to vetted professionals relevant to your site and development type — with referral arrangements disclosed. Not a directory listing: warm introductions to people who have worked in the area and understand the site type.
See below for the professionals covered

What happens from purchase to professionals.

Day 0
Purchase confirmed
You receive a confirmation email. The founder is notified and begins pulling planning data for the report. A brief intake questionnaire is sent if not already provided at checkout — property address, what you're considering doing and your timeline.
Within 24h
Detailed Report delivered
The full Detailed Report — scenarios, comparables, sensitivity analysis, founder review and written conclusion — arrives by email as a PDF. You can read it before the strategy session so the conversation is focused on your questions.
Day 1–3
Site inspection
The founder visits the property. For occupied properties, access is coordinated with the selling agent. Inspection notes are incorporated into the report if delivered after the inspection, or issued as a supplementary note if the report has already been sent.
Within 5 days
Strategy session
A scheduled call or video session with the founder. Bring the report, your questions and your gut feeling about the site. The session is focused on the decision in front of you — whether to proceed, at what price and with what strategy.
Ongoing
Professional introductions
Warm introductions to the relevant professionals are made after the strategy session, once it's clear which services you need. Referral arrangements are disclosed in writing before any introduction is made.

For buyers who are serious about a specific site.

You're considering exchanging contracts and want an expert who has physically seen the site before you do.
You're new to development and want someone who understands the process to work through the decision with you — not just deliver a document.
You've done the analysis yourself but want a second opinion from someone with NSW development experience before committing.
You know the site has potential but you need to assemble the professional team quickly — planner, designer, certifier and builder — and don't know where to start.
The site has unusual characteristics — a complex overlay, tight frontage, TOD controls, amalgamation potential — and you want expert judgment on how they affect the economics and strategy.

Common questions about the Concierge.

Is the site inspection available across all of NSW?
Currently available within Greater Sydney and the Central Coast. For sites in Newcastle, the Hunter or regional NSW, contact [email protected] before purchasing to confirm availability. If a physical inspection is not feasible, the Concierge is adapted — a detailed remote assessment using Street View, aerial imagery and satellite data is completed instead, and the price difference is discussed case by case.
Are the professional referrals paid?
Yes, in some cases SiteScope receives a referral fee from the professional at no additional cost to you. All referral arrangements are disclosed in writing before any introduction is made, as required under applicable law. You are under no obligation to proceed with any referred professional.
What if I don't need all the components?
The Concierge is designed as a complete package, not a menu. If you only need the report and strategy session, the Detailed Report ($749) is the better fit. If you need the report and introductions but not the inspection, contact us before purchasing and we can discuss.
What does the founder's property development background look like?
The founder has direct experience in NSW residential development, including small-scale residential subdivision, dual occupancy and secondary dwelling projects. The Concierge is built on practical knowledge of the NSW planning system, not just an understanding of the data.
Is there a refund if I'm not satisfied?
Yes, subject to terms. Given the personal time commitment involved in the Concierge, refund eligibility is assessed on a case-by-case basis. If the report has been delivered and the inspection completed, a partial refund reflecting undelivered components may apply. Contact [email protected].
