Everything the NSW Planning Portal tells us about a parcel — in one place.

Enter any NSW street address and we query the NSW Planning Portal and SEED Spatial Data Exchange in real time. No databases of stale cached data — live results every time.

Zone
R2, R3, E1, IN1…
The land use zone from the applicable LEP, with a plain-English description of what it means for development.
Floor space ratio (FSR)
0.5:1 – 2.5:1
Maximum buildable floor area as a ratio of lot area. Directly determines how much you can build.
Building height limit
9.5m – 22m
Maximum height in metres from the LEP. Determines whether dual occupancy, townhouses or apartments are viable.
Lot size and frontage
Cadastral data
Lot area in square metres and frontage from NSW Spatial Cadastre. Key inputs for feasibility and approval pathways.
Overlays
Heritage · Flood · Bushfire
Heritage conservation, flood planning and bushfire prone land from SEED. Each overlay has different implications for what you can build and how.
Development potential score
0 – 100
A single score summarising zoning, size, constraints and pathway viability. A quick read on whether a site is worth deeper analysis.
Likely development types
Granny flat · Duplex · Townhouses
The development types most likely permissible given zone, FSR, height and minimum lot size — with CDC vs DA pathway noted.

A useful first check for anyone looking at NSW property.

Home owners researching their options
Thinking about adding a granny flat or building a duplex on your existing block? The Quick Scan tells you immediately whether your zone, lot size and frontage make it viable before you spend anything.
Buyers scanning listings
Shortlisting properties from a portal? Run a quick scan on each address to filter out the ones with constrained zones, heritage overlays or inadequate FSR before you go any further.
Investors checking development upside
Wanting to know if a hold-and-develop strategy is viable on a potential acquisition? The scan gives you the zoning fundamentals to decide whether a paid report is worth ordering.

Live government data, not estimates.

Every scan queries the NSW Planning Portal and SEED Spatial Data Exchange directly. Data is sourced under Creative Commons Attribution (CC BY 4.0) from the NSW Department of Planning, Housing and Infrastructure. We do not use cached or third-party databases for planning controls.

One limitation to know: flood data reflects the central NSW dataset. Council-level flood mapping may differ from the state dataset in some areas, and this is noted on every result where flood data is returned.

Why is this free?
The Quick Scan uses public government data and is designed as a first-pass filter. If the scan suggests a site has development potential, that's when a paid report — with financial feasibility, scenarios and founder review — becomes worthwhile. The free scan exists to help you decide whether to go further.
How accurate is the data?
Planning controls (zone, FSR, height) are sourced directly from the NSW Planning Portal in real time and reflect the current LEP. Cadastral data (lot size, frontage) comes from NSW Land Registry data. Overlays come from SEED. All sources are authoritative — but confirm site-specific controls with council or a planner before acting on any result.
Do I need an account?
No. Enter any NSW address and results appear immediately. Creating an account lets you save and revisit previous scans, but it is entirely optional.
What does the Quick Scan not tell me?
Financial feasibility — build costs, end value, profit margin. Development pathways in detail — whether CDC or DA is more appropriate, what it will cost and how long it takes. Site-specific constraints like drainage, easements or acid sulfate soils. For all of that, you need a paid report.
